Area Considerations

  • There is a consensus that the general area for the hive should be in central New Orleans such as the mid-city area.
  • We'd like a larger, light-industrial space that could accomodate part of it being set up with shop equipment (welding, sawing, etc.), room for teaching classes, room for workstations, etc. But we know that space is more of a long term goal. For now, we'd like to get a small one or two bedroom apartment in the $500-$600/month rent range with a lease no longer than 6 months. Something small and cheap to get us started. Since it's going to be something short term, I don't think we should put much effort into infrastructure projects. We should save that for our more permanent future space.-- SimonDorfman - 04 Jun 2009
  • I would also like to propose not limiting the location to Orleans Parish. Jefferson Parish IMO should also be considered. The crime rate in Jefferson is significantly lower than Orleans and the commercial and industrial areas are safer, better-lit, more recent construction, on higher ground and probably a better overall value. Jefferson may be a mile or two away but traffic is better. If you're driving, JP is probably faster to get to than many Orleans locations. For example, the Airline and Jefferson Highway corridors are filled with promising sites for the hive and are easily accessible from anywhere in the New Orleans-area. I used to rent space in a warehouse in Mid City off Broad and peoples' cars got broken into on a regular basis. I think that the safety factor of the neighborhood/location is a key component in whether or not the facilities will be fully-exploited. Unfortunately many light-industrial areas in Orleans Parish are not nearly as safe. - MikePerry

CreativeWarehouse (I created a separate page for it)

Nowe Maesto in mid-city at 223 Jane Pl.

  • This building is a collective with several people living in it. Brice is the main guy. He bought he building right before Katrina. It got flooded and the roof caved in. It's a pretty raw space. Brice is interested in having us set up shop at Nowe Maesto, but not right now. He's about to leave the country for a month. Also, he wants to put together a plan for all of upstairs Nowe Maesto. Maybe we can be involved with that planning process when it gets started. It would be months away, so I think we should look for an alternative space for now. -- SimonDorfman - 04 Jun 2009

Dean's Warehouse $1200 - $1800 (depending on buildout, $1200 for as is), 5,000 ft² - 540 N Cortez St

  • I visited this space yesterday and spoke with Dean about different configuration options. I put photos online here: http://www.bubbleshare.com/album/580661.80e426ccf3f -- SimonDorfman - 20 Apr 2009
  • This warehouse is 30,000 ft². Dean plans to move his wood working biz into 10,000 ft² (will be somewhat noisy neighbor, woodsaws, etc.). he's trying to rent the remaining 20,000 ft². The 5,000 ft² space already has it's own power and meter. no bathroom tho, would have to have access to neighboring space's bathroom. it's right next to American Can condos. Pretty raw space. Another option, take a smaller 2,000(-ish) ft² space that has a bathroom. Would need to figure out how to get separate power tho. -- SimonDorfman - 20 Apr 2009
  • This got me thinking that we really need to figure out how much space we need and sketch up some general floor plans about what we'd like to put where, etc. Seems like 2,000(-ish) ft² would be more our size. 5,000 ft² would probably be too big...

$950 / 5000ft² - Huge Marigny Warehouse Commercial [$0.19/ft²]

1734 McShane - Huge Marigny Warehouse Commercial 2 Blocks to French Qtr - Food Service Equipt. (2 walk in coolers and industrial Ice Maker) Available for 1 Year lease only. Current use is Art Gallery. Amazing HUGE space for a reduced rent is in exchange for build out/renovations Marigny FQ - 1734 McShane @ Rampart St http://neworleans.craigslist.org/off/1097665126.html So is advertisement saying we would have to help renovate the place? -- NeilTraft - 03 Apr 2009 Yeah, pretty much. It isn't unusual for businesses to have to "build out" the space to their needs but it seems like the owner wants something more. -- MikeHeckman - 03 Apr 2009 The big warehouse space seems cool, but I'd add as a requirement for any large space that if it's in a questionable neighborhood, off-street parking (or being able to park in the warehouse) would be a big plus. I used to lease space in Jimmy Robinson's warehouse off Broad Street and we had cars broken into all the time until we started parking in the building. -- MikePerry (via email to the list) - 15 Apr 2009

$700 / 2000ft² Irish Channel warehouse spaces [$0.35/ft²]

3248 Chippewa - This space is perfect for dry storage or workshop space. New roof, pass door and large entry door. Cheapest rent in town for this size space. Will work with any terms. Call Tim at 504 628 4688 smaller spaces also available. http://neworleans.craigslist.org/off/1098987772.html Big chunk of space with a nice big rollup door, doesn't look like the neighbors would care about noise but the neighboorhood looks a bit rough, might be an issue for those taking Public Transit or coming by late at night. -- MikeHeckman - 02 Apr 2009 This place is literally half a block from my house at Pleasant & Chippewa. Noise is not even a question. There's also a wookworking shop right next to there. It is a bit rough around here, but really it's just on the edge of the bad area--it's more like the drunken domestic dispute type of sketchy than the murderous gang type of sketchy. :-P -- NeilTraft - 03 Apr 2009

$1,700 / 1000ft² French Quarter Gutted Office/Retail Space [$1.70/ft²]

Definitely pricier, but it does come with a certain amount of appeal and lends itself to a certain amount of credibility in doing community projects. I highly doubt that this will be the one we go with, but I thought some might find it appealing. Important counter is that there doesn't seem to be any parking. But there is a gated paid lot next door. 521 Iberville - *Floor has been laid, AC & electrical has been installed.<br><br>Great setup for coffeeshop, retail, or office space. Ground floor with French doors open to street. Complete renovation of historic FQ building. Bustling location on Iberville b/w Chartres & Decatur. Also close to CBD. Rear french doors open to large 40' x 40' bricked courtyard. 1000 interior sqft (not incl courtyard). Bathroom access also. Credit check ($10 Fee) and references required. http://www.postlets.com/rts/831571 -- PaulSieberth - 08 Apr 2009
